Location was great- your are right in the middle of Cape Cod and so can get to wherever you want to be. A great base.

The staff were very welcoming and helpful. The hotel is easily accessible from the main roads and there is parking near the room. Supplies of bathroom and coffee were generous. The shopping mall next door makes an easy time filler between day and evening activity. A nice touch was to offer computer access for those who did not bring their own laptop. I did not like the possition of the hotel - it is on a main road with no pavements and far from the port and the beaches. For me personally I selected the wrong place.
The room was large and comfortable and the staff were exceptionally helpful. Location is not central but is adjacent to a shopping mall (which has its advantages). Local bus service is very cheap and some routes pick up very close to the hotel.

Location of the hotel was very convenient, easy to find and walking distance to food and shopping. First room we were given had very strong moldy smell. Gave me headache just in minutes of being inside. Asked for change of rooms. Second room smelled like chlorine, but wasn't worst than the first one so we settled with it. Beds were not comfortable at all. They sagged in the middle and mattress toppers were out of place with folds here and there. One of the towels in the bathThis had yellow stain on it. This was the worst experience among many Holiday Inns we have stayed in.
Location The jacuzzi in our room didn't work when we got there took them 3 hours to fix it. The tv only got one channel and was very fuzzy but they said they couldn't do anything about that and then the last night we where there we got locked out our room for over an hr because they couldn't figure out what was wrong with the door turned out to be the batteries had died in the card reader and after another 45 min all the manager said was here are your new keys have a good night bye no apologies or anything
The staff were very nice, and good location. Right on main at. The hotel was run down and needed some serious updating. The common areas were not very clean, especially the outside and lobby. The room was dusty and the carpet could have used a good cleaning. Not that big a deal. Was really quiet for Main St. The staff were really sweet. I've stayed at worst! Michelle
The floor was wet and the air conditioner was loud and smelled bad.
We loved that we were overwhelmed with the scent of bleach when we opened the three room door, to the point we even had to air out the room by opening the window. This might be a negative to some people but to us it means that we didn't have to clean the tub ourselves to be sure it was clean. Front desk person in the AM was very cheerful and efficient (can't say the same about when we checked in) Luckily my husband and I could tell the difference between clean and things (such as the mirror in the bathroom and the plug in the tub) needing replacements or updates (but I'm sure it is tackled on the off season.
Spacious suite, relatively convenient location The decor and building layout reminiscent of funeral homes, and the smell inside the room reinforced that feeling. Things appeared old and tacky.
Nothing Room was very outdated and smelled. Bathroom was disgusting. However it was a slight step up from the first room they tried giving us that smelled like mold.

This place was pretty scary. The windows of the hotel look like they haven't been washed in years. There was water damage spots and paint chipping in the rooms. There was a giant jacuzzi tub which I didn't understand the purpose of. The bed/sheets seemed clean but the rooms in general were gross.
Not much. Room was filthy. You could see the grime built up on all the tables in room. All of the wallpaper in room and hallways is falling off. I've been coming here for over 20 years and they have never redecorated at all.
The staff was not friendly. They were rude, yelled at us when we called to request extra towels. We were told by front desk breakfast was until 10:30. Went down at 10:10, and breakfast was over. Apparently it ends at 10. The man was very nice and apologized. He said we were the second couple that was told 10:30. Other hotel guests came up to us and asked if the blonde at the counter was rude to us. Apparently, other guests were yelled at by her as well. The room was disgusting. Ants were climbing along the window. The bed was broken and held up by a wooden board. The furniture looked like it was from the side of the road. And we stayed in one of the more expensive suites! I was told by a local this hotel is considered a "party hotel" for the locals. They don't keep it up because the locals trash the rooms. We are a couple in our mid 30's who were looking for a romantic night away. I would not recommend this. In fact, I have traveled all over the world, and have stayed at many other spots on the cape, and this is the first time I've taken time to write a poor review. I understand things can't be perfect all of the time, but this was horrible. Dirty, very rude staff. I cannot come up with one good thing other than the man who apologized to us for breakfast. You can get something much better, in the same location. Look elsewhere! It's worth the extra $20 to stay in a spot that isn't littered with ants.
Lack of facilities - The pool was closed and there was no bar or restaurant available. The soundproofing was poor whhich meant the room was very noisy caused by people walking along corridors.

location, attitude of the staff , cleanness of every area of Hotel. I would stay at this Hotel again. .Also has ramps for the Handicap. Handicap spaces were not in front of the rooms, at least in the area that I stayed. Handicaps spaces were there but was not an easy accessible to the room. Regular car had better accessible to the room.
Walking distance to ferry and two good restaurants. Room was not arranged well. Inadequate elec. outlets. Bathroom door did not shut and bed linens were ill-fitting.
The position of the hotel is perfect for the ferry to the islands right across the road.Also a few restaurants and a lovely coffee shop doing great breakfasts and free wi fi. o my goodness our first room was so small we could hardly sit down after a meeting with the manager he moved us to a better room.No eating facilities within the hotel which we found very odd.
The hotel offered a very good location, close to all attractions, including the main town and restaurants. The rooms and public areas where in need of refurbishing. We had a problem when checking in and finally was given an upgrade, so all my comments are based on this accommodation.

In an area where economical means $100+ this place does a good job of providing a clean, safe location that is convenient to all that Hyannis and Cape Cod offer. Free light breakfast, easy access to a busy main street and responsive management Wifi sorta sucked, well, actually it sucked a lot.
Rooms were very clean, newly renovated, good water pressure, good hot water, big rooms. There was a breakfast room with good selection of breakfast items with staff bringing in more pastries at 5 mins before breakfast closed so everything was good. Great outdoor pool an great indoor pool. Makes one want to stay longer. The king size bed was great for me but my wife found it to be too hard for her to sleep on. We were on the first floor and could hear children running along the balcony at night and any jumping on the floor above us. But it was not a problem for us as the noise stopped before we went to sleep.
Comfortable beds, indoor and outdoor pools Both my rooms smelled really bad, one of them has empty liquor bottles in the dresser and the room smelled like the previous person to stay there spilled rum and vodka all over the floor, when we told the hotel they said they would send a person to clean up. The person never arrived when we returned to the main office the offered a can of Lysol cleaning spray. Both rooms also had a faint smell of cigarettes
The room smelled good and I liked the bathroom as it had somewhat of a European feel. The staff was very friendly and helpful throughout our stay. We were in walking distance of Hyannis center, with lots of restaurants and the marina area. The room was basic and fairly quiet. The clientele spent a lot of time sitting with large parties in the parking lot. That was kind of strange. There's no gym. The breakfast didn't open until 8:00, and there wasn't much provided- hard boiled eggs, frozen waffles, juice, coffee from a machine, badges and cereal. Pretty crowded since everyone had to wait until 8:00 to eat. The hairdryer didn't work and the overhead lamp stopped working while we were there.
Location was close proximity to the harbor where we had to catch the ferry. Room smelled like smoke and musty. A/C should have been kept on. Continental breakfast selections were inferior Continental room is tight, we had to bring back the food into our room to sit down.
we were unable to stay because they did not honor our request for a handicap accessible room. very disappointed as it left us searching for a new place to stay.

We stayed in the mansion room which was nicely done and what I expected for the 700 a night we paid. The beach bar was nice. The grounds were nicely manicured. The staff was generally helpful. The pool by the mansion was horrible. It was very crowded and filled with screaming children and large extended families. ( parents, grand parents, kids etc). The service was almost non-existent. I expect a pool attendant who offers and prepares my set up, brings me water and offers me food and drink on a regular basis. The pool was old and needed to be redone. I would say a holiday inn quality pool. They need an adults only pool or at a minimum a pool where only mansion guests are allowed. The beach which only allows mansion guests seemed calmer. Unfortunately with low tide, the beach smelled. Also I prefer lounging by the pool. For the price we paid to stay in the mansion, I expect a higher level of service. The indoor pool room was hot and muggy. Too uncomfortable to lounge there. Other pools on property required a shuttle bus ride and were on the side with the older cheaper village rooms. There were condos on the property that are rented out as well as multi room units which may have contributed to the overcrowding at the only heated pool on site. Despite the very nicely done room, I would not stay here again. For the price I paid, I expect higher quality, more exclusive access to amenities such as the pool.
Beautiful hotel, great location. Has it's own private beach with water warm enough to swim in, even early summer! We had an issue with our room when we checked in - was given a king bed instead of two queens. The staff was very accommodating about trying to fix the problem despite the late hour if our arrival. Our room was beautiful. We had a great stay. I would definitely recommend this hotel. Had to wait a while before the crib was delivered to our room (we checked in at 10pm). I would recommend calling ahead so they can get this ready for you before you arrive.
The room and amenities were very good. The room turned out to be a one bedroom condo with a small kitchen and a pull out couch.

The hotel amenities- pools, tennis and pond activities. Staff was friendly. We were originally given a terrible basement room on the road into the resort. The room was somewhat clean but had a damp, musty odor. Space immediately outside of the room (as well as the room we moved to) was dirty and worn.
It was close to where I needed to be, there was ample parking, and the room was spacious for a historic home. The back yard and porch were beautiful. For starters, I have never stayed anywhere before that I couldn't lock my door! That meant that I took my computer every time I left the room. The overall look of the place was rundown and shabby. The sheets had holes in them, the vinyl window shades were ripped, and every time you pulled them down, you knocked the cafe curtains down, because they were just propped up. One of the window sashes was difficult to open and close, and I was encouraged to leave my windows up, and only run the a/c unit when I absolutely needed it. It all seemed very makeshift. The room was full of kitch! I also wasn't impressed with the quality of breakfast. I love historic inns, and have stayed in several, but was very disappointed with this one. And to top it off, I have stayed in better hotels in NYC for what I paid for this place!

The hotel is very convenient to shopping as well as historic attractions. The staff is very attentive to details....Bartender was excellent and wait staff at breakfast was excellent. We were given lots of ideas for day trips by visiting the desk. We were not happy to learn that the restaurant was only open for breakfast until July 4th.........We arrived late and we could only get a sandwich at the bar.....
I could hear the people in the room next to us. Sound-proofing could be improved.
It is a convenient location - close to everything. It is clean and quiet. My company paid upfront for the room and I gave my VISA card at check-in for incidentals. There was a $732 hold at check-in and another $732 hold on my card the day AFTER I checked out. I don't think your front desk people know what they are doing. Pity.

Location, comfortable and clean rooms, including large and very nice bathroom. Rooms and beds are updated and very comfortable, except for the old and very noisy AC/heating unit. The grounds and pool maintenance have been ignored. The grounds completely and the pool lounge chairs are very old and uncomfortable. Also there used to be umbrellas by the pool. Now there are only 5 or 6 , half of which are broken
Location and security It is a shame that on St Pat's Day the piano bar was not open. We thought there would be entertainment as it was stated. There was little to choose from for dining.
A large group of us booked last minute, needless to say the motel wasn't as bad as we were expecting as far as cleanliness and appearance. Staff was helpful, AC unit was not functioning in one room when we arrived but was immediately repaired. Not far from Main Street. We were told by not one but two different cab drivers that this motel is usually filled with "crack heads and hookers" and that if is housing for section 8. One of the cab drivers also mentioned that he dropped a customer off just a week prior and the man ran back out of the room stating a stranger was sleeping in his bed.
Family owned hotel, very friendly and accommodating. Clean bed. Walls are thin, can hear neighbors conversations and people talking on cell phones in parking lot.
