The hotels staff and luxurious rooms.
Excellent design of the bathroom The lift(s). If there was a second one I do not know and the one was used for carrying linen, services, quests. Useless.
Excellent value with the ideal location for all the sights and amenities Not being able to open an account for the restaurant or bar
I was disappointed that the room wasn't ready on time, it was 30 mins late. I'm pleased I didn't pay full price for the room, I still payed enough but if I had paid full price I would have been very annoyed
excellent location and comfortable space the hotel offered what i needed tho if you want room service there is not enough room for an table
staff all very helpful and polite nothing
The location of the Suites couldn't have been better. Just off the Royal Mile it was central to everything. I would have liked more frequent maid service
The hotel was excellently situated was very clean and furnishings were of a very high standard. The facilities in the room included a microwave and kitchen type sink which was very handy. The staff were very helpful and friendly. The parking was difficult and you had to pay a meter but spaces were very limited.
My wife and I got married in Edinburgh, and we stayed at the Fraser Suites. It's in an excellent location, just a few steps from the Royal Mile and a 10 minute walk from Waverly railway station. We had flowers delivered to the hotel while we took the train up from London; we called in advance the night before and the staff had no difficulties with dealing with the flowers; they were waiting in our room when we arrived. We booked a junior suite, which was nice; it has a living room with a little wet bar, and a bedroom with en suite. The room had tall ceilings, nice finishes in the bathroom, huge windows to let in lots of light; we really had the impression of being at a top-end hotel. Staff were professional and friendly. No hitches in checking in or out or with housekeeping. We wish we could have stayed longer! As nice a time as we had at this hotel, we did have two minor complaints: once, there was some mould in the tile grout in the tub surround and the caulk joint between the surround and the tub itself, which was a blemish on an otherwise great room. A somewhat bigger problem was that it was windy (hotel can't do anything about that, of course), and this is an older building with older windows; the windows rattled pretty badly at night, and I'm a light sleeper, so this kept me up. Had we stayed longer, I might have raised the issue with the front desk, and it might have been possible to fix the problem by just sticking a coin in the window frame, but it did spoil the experience somewhat.
It was central, pleasant quite spacious and comfortable. Room faced a wall, No drawer space, bathroom was badly laid out with no ventilation. There was no bar
The rooms are well decorated; the hotel is in a great location - really excellent; the shuttle bus is useful. We were moved room twice in a five night stay. The first move was due to the sofa-bed in the studio dulexe not working. We were then upgraded to a one-bedroom apartment. This room did not have proper bathroom facilities and the bathroom flooded while the shower was in use. This resulted in a nightmarish experience - including three plumbers at the door within five minutes - clearly an ongoing situation. The room being flooded was not reported to hotel management until I complained to staff a third time. We also did not receive toiletries on a daily basis (had to ring reception to request them); did not receive an adequate number of towels; admired the charming cobwebs across the ceiling; had to request the sofa-bed to be made up several times; noted a complete lack of communication between staff and so forth.
The shower Noise from the neighboring business disturbed us all night. Room was in the "daylight" basement; small and closed in. Staff was condescending.
It has a great location, with lovely views of the castle and lots of food and bars nearby.
the bathroom was really dark with only lights over the wash basin. a large water stain on the ceiling was not very attractive!
The views of Edinburgh
Lovely comfortable hotel with great views close to everything
view of castle from hieghts restaurant, location of hotel No fridge in room no radio having to pay for breakfast having to pay for internet access lifts very poor (not updated since previous college use) no air conditioning control windows not double glazed - noise, draughts
Convenience of location As I had a front room over a weekend, the noise from the pubs in Grassmarket was a bit much.
Rapid sorting out/ upgrade when the door lock to out room failed The fact thaty the door lock failed
The view of Edinburgh castle was out of this world.
Room very nice. cleanliness of room excellent. Staff friendly and helpful.Close to shops and visitor attractions.
Conveniently located in the Grassmarket district of Edinburgh within a very easy walk of several excellent restaurants and pubs, this hotel has an excellent view of the Old Town and the castle, which is only a few minutes away by foot. The room was spacious, the bed was comfortable, and the bar staff provided ice for no extra charge.
Ideal city location for theatre, dinining and shopping.
At arrival we were met in the parking lot by a very friendly man tha helped us with our luggage. The staff at the receptiondesk was very nice. The room was exellent. In the bathroom we were delighted to see a rubber duckling on top of the towels across the bath! It's the little things that count!
Central location, valet parking
Good car parking. Close to city center. Great breakfast. Frendley staff
good facility. hospitallity of staffs. and location. somehow internet is not working properly good in both case of WIFI nor Wired connection.
Old world charm meets modern amenities- you can't go wrong with this hotel right on the royal mike in Edinburgh. Excellent staff, well maintained rooms, and full service. Health club has good assortment of machines and free weights. It's bloody cloudy in Scotland- spent an entire week and didn't see the sun once.
Room was very comfortable. There was lots of choice for breakfast. The hotel location was very good for castle and other attractions. We were near lots of restaurants.
The upgraded room was appreciated we will stay here again. Did not have breakfast - thought that £16.50 was expensive
Large, confortable rooms. Located within walking distance to all city attractions Noice from neighbouring pubs at night/early morning.
Easy to drive to and park my car. Ideal city centre location. Exclusive hotel for a rugby supporter's weekend.
the proximity to the main Edinburgh attractions, parking availability, supply of extra pillows, big rooms.
Breakfast was amazing! Staff were very helpful and hospitality was good The fridges were dirty and the carpets could do with new ones
Great location, superb interior design of the room. Very modern style In-hotel gym was temporarely out of service bu the hotel offered a free entry at a partner gym
Basic accommodation in good location. Powerfull shower Fire alarm went off 3 times early in the morning and there was no appologies or explanation from staff. Bedding did not fit the bed and was of poor quality. Quite noisy as located next to the three sisters
Location It was grand for a rugby weekend but would not go back if there were other choices
it was a plesent hotel the door men at three sisters
Location was good but room was of a poor standard for the price bathroom was full of mould, shower dripped constantly and there was no room to move in the room
We stayed in one of the small rooms. It was indeed small, but extremely well designed and comfortable. It was surprisingly quiet for all of the Fringe mayhem. The shower was the best hotel shower of any hotel I have ever stayed in. The staff were very friendly and helpful. We love this place and will stay here again.
The pub and the location of the hotel.
I liked the vacinity of the hotel and the staff were very very helpful and friendly.
location more lighting required in breakfast diner - very dark
location noise and size of room, breakfast
service and a fantastic breakfast
The location was excellent for access to the heart of Edinburgh but is in a very seedy and grimy area of town. The entrance to the hotel is through the beer garden of a raucous pub-nightclub so expect to weave your way through beer-swilling drunken crowds on hens and stags nights if you stay on a weekend. Rooms are spacious and well equipped. But the blinds in our room were broken or removed and there seems to be no maintenance carried out.
The design of the hotel was really modern but still comfortable. When we arrived I was not expecting to have £100 per night deducted from my bank account, especially since we had already paid for it in full. Fine if you have a credit card as you dont notice the money leaving your a/c (its refunded when you check out) but if you dont have a credit card (I dont) then they ask for a debit card which means that you are money short in your account. If this had been mentioned prior to booking then maybe I would have reconsidered staying there. Its ok if they had just taken the card details but to acutally take the money was unexpected and quite unfair to say that we had already paid for the room etc. There was no warning of this and it was lucky that I had plenty of funds in the account!
The comfortable rooms and central location and choice to stay in the Hotel or not.
Central location, especially for the Tatoo Hardest bed we have seen on this month long trip. Inadequate luggage racks or space for clothing storage. It would be ok for an over nighter but not for someone on a long trip. Out of 6 hotels we have stayed in so far on this trip, your was the only one without a bath tub.
Fresh looking hotel Tv did not work despite changing rooms. No fresh black pepper or brown sauce available at breakfast. Waiter unable to confirm the Scottish Breakfast ingredients. Unable to access restaurant from lift as doors locked.
Very friendly and efficient staff. Luxurious contemporary feel / look. Nice breakfast. Upgrade unexpected, but very much appreciated - nice touch. Difficult to get room wamer with controls. was not freezing cold but my wife would have preferred it warmer. Couldn't seem to watch different channels on the different TV's at the same time, but this may not have been possible anyway!
The room was excellent , staff were extremely helpful and polite .
Attention to detail, throughout the hotel
the hotel is stunning, very unique, modern and a great place to chill out after being round the shops in edinburgh
was very noisy, did not receive free paper that we were offered.. Design was nice but that should not qualify for a 5 stars, was 3/4..
beautiful design, great location, friendly and helpful staff
It was nice to experience a brand new hotel that was only opened two days prior staying.
Clean and good location
Pleasant modern hotel good location , good breakfast Heating difficult to operate no instructions extra blankets not provided
Clean and secure hotel. Good simple breakfast.
The hotel is in a convenient location for walking around the Royal Mile area and exploring Edinburgh. It was clean, comfortable and the included breakfast was good too.
Staff are friendly and helpful. Rooms are big and confortable. Nothing negative expect for the breakfast. Limit amount of breakfast. Might not be a good choice if you are going to stay in Edinburgh for more than 4 days.
Great location in city center Services were poor for the price charged, parking was very expensive, room was small, no face towels, lobby has vending machines with limited service and cramped
Central location. Comfortable room. Breakfast could be improved with more selection of hot food.
Wonderful hotel with great staff. Craig, the Manager, was a great guy always helpful and smiley! Would definitely come back. Nothing!
proximity to Royal Mile Hotel wanted to charge 25 pounds per day for small dog. When queried, they then said £25 for entire stay. Eventally, they did not charge for dog.I thought this was a very excessive charge and this should have been stated before we made the booking.
Very nice modern rooms, good location & very good value.
Helpful welcoming staff. Well located for the city centre.
Very nice and comfortable room.
A good clean well run hotel with friendly and helpfull staff .
room only option - safe facility - reception staff very helpful - location no bath but shower was good
Ideal location, good food and with private parking
Staff were very helpfull. The location of the hotel to the conference just across the road was excellent. The heating system in the bedroom was quiet noisy when it was on.
Nice modern hotel in a quiet side street, very close to the theatre we were attending that night. Pleasant reception staff both on arrival and when leaving. Attention to detail with regards to cleanliness, bedside tables and desk were very sticky, everything else was fine.
Friendly staff, minor problem in the room, a broken iron, was dealt with very quickly. A top score in my view. Breakfast - excellent.
location housekeeping poor. On both nights of my stay i had to request towels for the room, on 2nd day there were no towels at all.
Exellent location Parking was my only issue and i thought the bar prices were expensive for the quality of the drinks but there are better bars within walking distance so not a major issue.
room was very clean
close to train station and night life too expensive, not very clean, nothing extra (e.g. bathrobes, slippers etc)
Although this was a brief trip the standard of room, staff and facilities were excellent. Room was a bit noisy from traffic outside
Price of room and friendly staff 1st room was noisy
Central location for shops and restaurants Noise from street - not really fault of hotel. Very drafty windows - needs double glazing/draft excluders
Location of hotel was excellent Waited 30 minutes on luggage arriving and had to return to reception, who explained they didn't know where it was to go as they had forgotten to take room number. Also the bathroom didn't appeared to have been freshly cleaned prior to our arrival.
location, nice facilities, efficient staff, understated elegence.
Uncomplicated, easy accommodation, lovely location in Edinburgh, room very cleqan and comfortable, breakfast was 1st class! Only comment is the tiny space in en suite but it has everything you need so cannot really complain. Not for faint hearted physically as is on 4th floor with no lift - lots of steps!
Clean room/bedding - decent breakfast. No lift or parking
Cheap, City accom'. Short walk to center/station. Small, no minuscule, sink with a shelf 12" over the top. You will at some stage bounce your head off the shelf. Easily sorted if shelf moved to left hand side wall.
the breakfast provided and the cleanliness of the room was very good. the bathroom was too small and uncomfortable.
Cleanliness On arrival not told about requesting extras for room, such as hairdryer, which leads to difficulties when the discovery is made after having a shower.
Very good location for the price. Room was functional, very quiet and comfortable enough for a short stay.
Excellent breakfast, in variety and quality , and in service.
Clean, bright, neutral decor, lovely breakfast Very cramped bathroom, tv in awkward location...better directly opposite the bed, storage heater a bit intermittant
its distance from the city center no lift and no staff to help us with baggages, too much noise during night, bad bathroom facilities, dirty bed sheets, high price in relation to its value
Economical - for what it is good value. Breakfasts very good. Plenty of places to eat nearby in the evening. Washbasin bathroom too small and the use of the whole bathroom as the shower cubicle a bit daunting
My teenage son and I stayed during Fringe and were delighted by the modern (steel and wood) look and youthful (comic book) appeal. The decor says "fun"...the room is simple and comfortable.. the towels are big and fluffy...the beds are firm and "fresh-looking"...the bathroom rain shower was heavenly. There are plenty of restaurants and shops nearby. Don't read old reviews. Don't book here if you need a lot of room, stuffy luxury or old-fashioned amenities. We couldn't figure out the TV, but who needs that anyway!
The staff was extremely friendly, with the location close to eateries for breakfast, lunch, dinner or late night nightcaps. The free WiFi was excellent with easy connectivity. I was visiting for the Fringe Festival and International Book Fair. The hotel was a perfect location. There is a bit of walking to visit Edinburgh, but I left feeling quite healthy which is a good thing!
Location, we were attending a wedding in a near by hotel
Location was close to castle and High Street. Good pub next door. Room was over a pub. Not a place to get some rest. The pub closes after midnight, but patrons do not leave streets for hours. room and bed were small.
The room was clean, pity about the rest of the hotel which could really do with a makeover.Tea and coffee making facilities were present which you often dont get in more expensive hotels! I was lucky to be on the 3rd floor away from the main square, which can be noisy. Make sure you look for this when booking. Its a convenient location but dont expect too much for your money.I was staying for one night and it was fine. I did have to wrestle with the heating though. Persevere and it will come on!!
Everything could not fault, would stay again no problem.
Excellent location. Very close to all the attractions. Surrounded by great restaurants and bars. Very rundown hotel. More like a hostel. Wallpaper peeling from hall and stairways. Dirty carpets on stairs.
other decent pubs nearby front of hotel eg;doors" disgusting" badly needs painting. biddy mulligans bar next door ok during the day food grand but beware if your over 20! bar is more disco bar than irish and by 8 o clock packed and no hope of seating.few decent ones on the street if you must stay here.
nearnes to city centre poor television service and cramped condition
it was near the royal mile overpriced for what was given, less than helpfull reception staff, en-suite in room was very cramped indeed
The location of the hotel is fantastic. Everything one needs to see in Edinburgh is within walking distance. Our room was spacious and towards the back of the building, so there was no noise coming from Grassmarket at all although we stayed there for the weekend.
Very central to Edinburgh, very nice pubs nearby and easy walk to all of the tourist sections of the town. Very helpful staff and very nice breakfast.
Helpful staff, clean rooms, good location
They had parking, toiletries were good the fridge was only a cooler and it would have been nice to have a proper cold fridge. Breakfast quite expensive.
Good locatioin, friendly staff, breakfast excellent, room comfortable Very small car park
Helpful staff Modern decor and beautiful view of the castle Noisy guests sitting in the lounge area on 4th floor just outside our bedroom.
We love the beds and the huge wide screen TV! It was a little far from Waverley station, had to climb up and down a hill to get to the hotel!
The hotel was modernly decorated and the rooms were of excellent quality and the food was of constant high standard
Hotel is better than i expect, warmer, clener, and quiet Breakfast is quit expensive, compering what you get.
Friendly staff. Very well appointed rooms
the room was themed and very cool, maybe not to everyones taste, but it was like a mini museum Theres no reception area as the hotel is over a bar
fun hotel, in the vibrant center of the city
The room and its furnishings were painted black!! I found this most disconcerting.I was not warned that the hotel had no lift. This was a Problem.
It is central to main tourest location and close to both shops and restaurants. There is also a number of good pubs and guided walks basically outside the door. The ground floor pub is friendly and Atmospheric no lift, but i knew that before i went.
Loved the room! Cool themes of famous Scots. Staff was friendly and accomodating. No elevator (could be an issue for those on top floor with lots of bags). And no signs as to where Hotel Registration is (its actually the Pub - only way into the hotel is thru there!)
visit relation living in Edinburgh
Excellent location. Poor food.
Central location, friendly staff, quirky decor Bathroom in need of slight updating
Situated exactly in the centre easy access to everything The food was disgusting although it was included in the price we ate away from the hotel
Location in the heart of Edinborough. Booked 6 months prior to stay. Realized the next day, that I had booked a room for Saturday night, when I would be in Edinburgh only for Friday night. Was unable to switch nights even though it had been less than 12 hours from the time that the reservation was made, and the reservation was six months in the future. Had to reserve a second night. Rooms were clean with a modern open concept layout. Tried a bit too hard to be hip, no trash can in the room itself only a 1 gallon sized bin in the bathroom and no tub in the bath.
I chose this hotel because it was centrally located, easy to walk to from the train station, and a good price. It was exactly as advertised - no more, no less. If you are just looking for a place to lay your head at night while exploring Edinburgh, IBIS is a good choice. The staff were friendly and efficient, the room and bathroom was clean, and check-in/out was simple and direct. Overall I would stay here again. In over 20 years of travel, every hotel except one has fallen short on pillows. Doesn't matter where, they are universally flat and usually require 3 or so to be good for me - I'm a side sleeper who likes fluffy firm pillows.
I arrived from the US a 6:45 am. I got to the Residence Inn at about 8 am-well before standard check-in. Sara at the front desk was awesome! She offered me coffee and breakfast, and to watch my luggage until my room became ready. And at 10:30am, she gave me my room keys. Thank you for being so very friendly and accommodating!
Some of the best staff at a hotel I have ever encountered. Extremely helpful and friendly. Good location, but fabulous facility, big modern room, great shower. Highly recommend for all travelers, especially those that will be in Edinburgh for multiple days. Really good breakfast, as well.
