Beautiful, excellent location No coffee or non caloric sweetener in room
So very central. Useful to be able to get to the Waverley Station via the lower back door which was just a case of crossing the road to the station. Would be useful to enable access for booking into the hotel. Staff were helpful and friendly with no exceptions. There was no 'heart' to the hotel. No where to sit peacefully other than the Bistro which was open to other customers and did not have seats to lounge in.
Everything!!!! The staff were excellent throughout- ur room was very spacious with a brilliant view over Edinburgh. Restaurant and bar were fabulous and enjoyed having the luxury of the spa right on the doorstep. Fabulously central location.
The quality fo the room was excellent and the free upgrade was very much appreciated, as were all the little extra touches. The breakfast.
We were upgraded to the publisher suite which was spacious and atmospheric. This really helped to make toe stay memorable. The staff were friendly and obliging. Overall an excellent service.
Using the Vermillion lounge in the evening for a quiet drink was very pleasant. The Scottish chap with very short hair who attends the door in reception is a great asset to the hotel. We came accross him on several occasions he was always helpful, pleasant, professional and friendly, give him a large pay rise!!!! We had some difficulty getting drinks in the Vermillion lounge. I dialed the number on the card as suggested but no answer. The chap from Chile who is studying for a Master in economic development sorted us out in the end, another significant asset for you hotel I hope you look after him

The hotel was excellently situated was very clean and furnishings were of a very high standard. The facilities in the room included a microwave and kitchen type sink which was very handy. The staff were very helpful and friendly. The parking was difficult and you had to pay a meter but spaces were very limited.

The location of the Suites couldn't have been better. Just off the Royal Mile it was central to everything. I would have liked more frequent maid service
The shower Noise from the neighboring business disturbed us all night. Room was in the "daylight" basement; small and closed in. Staff was condescending.

My wife and I got married in Edinburgh, and we stayed at the Fraser Suites. It's in an excellent location, just a few steps from the Royal Mile and a 10 minute walk from Waverly railway station. We had flowers delivered to the hotel while we took the train up from London; we called in advance the night before and the staff had no difficulties with dealing with the flowers; they were waiting in our room when we arrived. We booked a junior suite, which was nice; it has a living room with a little wet bar, and a bedroom with en suite. The room had tall ceilings, nice finishes in the bathroom, huge windows to let in lots of light; we really had the impression of being at a top-end hotel. Staff were professional and friendly. No hitches in checking in or out or with housekeeping. We wish we could have stayed longer! As nice a time as we had at this hotel, we did have two minor complaints: once, there was some mould in the tile grout in the tub surround and the caulk joint between the surround and the tub itself, which was a blemish on an otherwise great room. A somewhat bigger problem was that it was windy (hotel can't do anything about that, of course), and this is an older building with older windows; the windows rattled pretty badly at night, and I'm a light sleeper, so this kept me up. Had we stayed longer, I might have raised the issue with the front desk, and it might have been possible to fix the problem by just sticking a coin in the window frame, but it did spoil the experience somewhat.
The rooms are well decorated; the hotel is in a great location - really excellent; the shuttle bus is useful. We were moved room twice in a five night stay. The first move was due to the sofa-bed in the studio dulexe not working. We were then upgraded to a one-bedroom apartment. This room did not have proper bathroom facilities and the bathroom flooded while the shower was in use. This resulted in a nightmarish experience - including three plumbers at the door within five minutes - clearly an ongoing situation. The room being flooded was not reported to hotel management until I complained to staff a third time. We also did not receive toiletries on a daily basis (had to ring reception to request them); did not receive an adequate number of towels; admired the charming cobwebs across the ceiling; had to request the sofa-bed to be made up several times; noted a complete lack of communication between staff and so forth.
Ideal city location for theatre, dinining and shopping.
The view of Edinburgh castle was out of this world.
Conveniently located in the Grassmarket district of Edinburgh within a very easy walk of several excellent restaurants and pubs, this hotel has an excellent view of the Old Town and the castle, which is only a few minutes away by foot. The room was spacious, the bed was comfortable, and the bar staff provided ice for no extra charge.

the bathroom was really dark with only lights over the wash basin. a large water stain on the ceiling was not very attractive!
It has a great location, with lovely views of the castle and lots of food and bars nearby.
Convenience of location As I had a front room over a weekend, the noise from the pubs in Grassmarket was a bit much.
At arrival we were met in the parking lot by a very friendly man tha helped us with our luggage. The staff at the receptiondesk was very nice. The room was exellent. In the bathroom we were delighted to see a rubber duckling on top of the towels across the bath! It's the little things that count!

Old world charm meets modern amenities- you can't go wrong with this hotel right on the royal mike in Edinburgh. Excellent staff, well maintained rooms, and full service. Health club has good assortment of machines and free weights. It's bloody cloudy in Scotland- spent an entire week and didn't see the sun once.

The location was excellent for access to the heart of Edinburgh but is in a very seedy and grimy area of town. The entrance to the hotel is through the beer garden of a raucous pub-nightclub so expect to weave your way through beer-swilling drunken crowds on hens and stags nights if you stay on a weekend. Rooms are spacious and well equipped. But the blinds in our room were broken or removed and there seems to be no maintenance carried out.

Basic accommodation in good location. Powerfull shower Fire alarm went off 3 times early in the morning and there was no appologies or explanation from staff. Bedding did not fit the bed and was of poor quality. Quite noisy as located next to the three sisters

We stayed in one of the small rooms. It was indeed small, but extremely well designed and comfortable. It was surprisingly quiet for all of the Fringe mayhem. The shower was the best hotel shower of any hotel I have ever stayed in. The staff were very friendly and helpful. We love this place and will stay here again.

Difficult to get room wamer with controls. was not freezing cold but my wife would have preferred it warmer. Couldn't seem to watch different channels on the different TV's at the same time, but this may not have been possible anyway!

Fresh looking hotel Tv did not work despite changing rooms. No fresh black pepper or brown sauce available at breakfast. Waiter unable to confirm the Scottish Breakfast ingredients. Unable to access restaurant from lift as doors locked.
The design of the hotel was really modern but still comfortable. When we arrived I was not expecting to have £100 per night deducted from my bank account, especially since we had already paid for it in full. Fine if you have a credit card as you dont notice the money leaving your a/c (its refunded when you check out) but if you dont have a credit card (I dont) then they ask for a debit card which means that you are money short in your account. If this had been mentioned prior to booking then maybe I would have reconsidered staying there. Its ok if they had just taken the card details but to acutally take the money was unexpected and quite unfair to say that we had already paid for the room etc. There was no warning of this and it was lucky that I had plenty of funds in the account!
Central location, especially for the Tatoo Hardest bed we have seen on this month long trip. Inadequate luggage racks or space for clothing storage. It would be ok for an over nighter but not for someone on a long trip. Out of 6 hotels we have stayed in so far on this trip, your was the only one without a bath tub.

The location is fairly central which is good. The hotel was generally cold throughout, the room was cold. The room was clean however i would say the bathroom requires some form of general cleanup. I would imagine there are cleaner more comfortable hotels for the same money elswhere.
The location is great for sightseeing and for shopping, and is just a couple of minutes from the train station. The rooms are a good size and were very clean. The rooms at the front overlooking the train station are very noisy.

Great location, very comfortable hotel at a reasonable price, very easy access to the royal mile from the back. Thought the male receptionist checking me in was a bit unfriendly, probably the end of a long shift. I did not take any of the coooked buffet breakfast as it looked so unappetising. Rest of the breakfast was very nice though.
It was nice to experience a brand new hotel that was only opened two days prior staying.
proximity to Royal Mile Hotel wanted to charge 25 pounds per day for small dog.When queried, they then said £25 for entire stay. Eventally,they did not charge for dog.I thought this was a very excessive charge and this should have been stated before we made the booking.

The restaurant "Number one": excellent staff, good food. The location of the hotel and the view on the old city. Very noisy hotel, not enough privacy: train station beneath the hotel, doors being smashed all day, staff knocking on doors to check on the room too often. The room had not been refurbished in a very long time. The bed was not particularly confortable. Much too expensive for the service provided and quality of the rooms.
Everything about this hotel is fantastic, and consistently so. The service in particular is always outstanding.

Beautiful historic hotel in the perfect location. The staff could not have done more to be helpful. The room was beautifully decorated and extremely comfortable. The bathroom was spectacular. The light level in the room was so subdued that it was difficult to see inside your suitcase. Other than that no complaints at all.

The location right on Princes Street is nice. The water came out the tap yellow. Also, they need to upgrade the plumbing fixtures so that hot and cold water aren't separate taps. The surcharges for Internet and even TV (!!!) were outrageous. I've never stayed at a hotel that required patrons to pay extra for basic TV.
The view, the convenience for the station and it was central for all the attractions, castle , gardens , etc. It was very good that you could leave bags on your day of departure ( travelodge charge £3.00 per bag ). Although clean enough the hotel looked a little bit worn and could do with smartning up

Excellent city centre location, helpful and friendly on reception, liked ability to have breakfast delivered to room. Didnt find staff very helpful in breakfast room, had to continually ask for coffee then no milk on table. Despite staying on my own in double room tried 2 charge for 2 breakfasts each morning on leaving.
TV Price for breakfeast and evening dinner is a rip-off. Would never eat there!

Lovely views. Not hearing the people in the room next door. Every staff member we spoke to were curtious and happy to help us. Cleanliness of rooms. Hot shower whenever we wanted. Plenty of tourist brochures. Reasonably priced meals in the Dining Room.
Easy access to the high street and other local amenities. Breakfast selection was good and evening was reasonable. No all dishes were of a high standard. My friend's main course was only just warm and not the same standard as my fish dish, which was very good. Unfortnately the room we were given had had a flood the previous night and the carpet was soaking wet. They should not have offered to room that evening.

Location, location, location. Within walking distance (<1 mile) of every place I needed to be or wanted to see on a mostly-business trip. Nice views from my 4th floor window facing Prince St. Bathroom was thoroughly up-to-date and very clean. Mattress was soft and showing some age. Some street noise--a tradeoff for the view, and not intrusive with the window and curtains closed after 10 pm.
The central position on Princes Street, so convenient for buses, walking to tourist places and resturants.
Wifi didn't work on my iPhone, only my iPad. There is demolition of a building right behind my room. They start early in the morning. It wasn't pleasant at all.

For us the location was the spot on, being ony minutes from the railway station and in the centre of the city and shopping district. The Hotel was comfortable and the buffet breakfast was very good Whilst the service in the restaurant was good this was not always the same at the reception or the bar

I was attracted by its remarkable location, less than a minute from the train station. But i was most impressed by the quiet of its rooms. Ask for a quiet room and you will forget you are in the heart of a major city. And the staff are excellent. They are in the process of redoing the rooms. The one I stayed in was somewhat dated but perfectly comfortable..

My teenage son and I stayed during Fringe and were delighted by the modern (steel and wood) look and youthful (comic book) appeal. The decor says "fun"...the room is simple and comfortable.. the towels are big and fluffy...the beds are firm and "fresh-looking"...the bathroom rain shower was heavenly. There are plenty of restaurants and shops nearby. Don't read old reviews. Don't book here if you need a lot of room, stuffy luxury or old-fashioned amenities. We couldn't figure out the TV, but who needs that anyway!

The room was clean, pity about the rest of the hotel which could really do with a makeover.Tea and coffee making facilities were present which you often dont get in more expensive hotels! I was lucky to be on the 3rd floor away from the main square, which can be noisy. Make sure you look for this when booking. Its a convenient location but dont expect too much for your money.I was staying for one night and it was fine. I did have to wrestle with the heating though. Persevere and it will come on!!
other decent pubs nearby front of hotel eg;doors" disgusting" badly needs painting. biddy mulligans bar next door ok during the day food grand but beware if your over 20! bar is more disco bar than irish and by 8 o clock packed and no hope of seating.few decent ones on the street if you must stay here.

Location was close to castle and High Street. Good pub next door. Room was over a pub. Not a place to get some rest. The pub closes after midnight, but patrons do not leave streets for hours. room and bed were small.
The staff was extremely friendly, with the location close to eateries for breakfast, lunch, dinner or late night nightcaps. The free WiFi was excellent with easy connectivity. I was visiting for the Fringe Festival and International Book Fair. The hotel was a perfect location. There is a bit of walking to visit Edinburgh, but I left feeling quite healthy which is a good thing!

They had parking, toiletries were good the fridge was only a cooler and it would have been nice to have a proper cold fridge. Breakfast quite expensive.
The location of the hotel is fantastic. Everything one needs to see in Edinburgh is within walking distance. Our room was spacious and towards the back of the building, so there was no noise coming from Grassmarket at all although we stayed there for the weekend.
